Our
clients are primarily Owners, Developers,
Educational Institutions, Businesses and Lenders involved with construction projects
or real estate acquisitions. We also provide litigation
support on construction related claims to Law
Firms, and
assistance to Contractors with resolution of specific project
issues. We work directly with our Clients in an advisory
role providing experienced professional construction advice
and assistance. We can be brought in at any time during
the life of a project. The following is a brief description
of the types of services we provide to our Clients.
Owners – Owner clients include Industrial
Companies, Multi-Family Housing Developers, Assisted Living
Providers, Educational Institutions, and High Technology Companies,
involved with the development of new facilities. Many
of these organizations build infrequently, and outsourcing
the Project Management function to
RCM allows them to acquire the necessary construction expertise
without the long term commitment of hiring new staff. For
Owners acquiring new buildings or wishing to re-finance, we
can provide the required Property Condition Assessments and Maintenance
Reserve Analysis.
Our services include project advice in areas such as budgeting,
assistance in selection of Architect and Contractor, contract
negotiation, value engineering, and performance as Owner’s
Representative during design and construction, including full
time field representation. In addition, we provide peer
review of Contractor’s estimates on selected projects,
property condition assessments in connection with acquisitions
and re-financings, and replacement reserve recommendation for
existing properties.
Developers – Our clients include Developers
and Real Estate Investment Trust’s involved
in the construction or acquisition of commercial real estate. These
organizations, while typically capable of managing their projects,
often find it beneficial to engage RCM for Project
Management, either to fill a temporary staffing
shortage, or to supplement their in-house expertise for a particular
project. This can be a very cost effective measure to
even out fluctuations in the work load of in-house staff.
As with our Owner clients, our services to Developers and
Real Estate Investment Trusts typically include project advice
in areas such as budgeting, assistance in selection of Architect
and Contractor, contract negotiation, value engineering, and
performance as Owner’s Representative during design and
construction. In addition, we provide peer review
of Contractor’s estimates on selected projects, property
condition assessments in connection with acquisitions and re-financings,
and replacement reserve recommendations for existing properties.
Lenders – Our clients include Banks
and Investment firms providing project financing. Our
services typically include Pre-construction Evaluation to
assure that the construction documents used for the loan closing
(costs of construction and soft cost, drawings, schedules, contract
agreements, permitting documentation, etc.) are adequate. During
the construction phase, our Construction Monitoring
Services include site visits as
required to provide our formal recommendation for disbursement
of construction funds, our comments regarding compliance with
established budgets and schedules and, for conformance to generally
accepted construction industry practices. The extensive
experience of our staff allows us to detect problems early, and
advise our clients so that timely action can be taken.
We conduct property condition assessments for Lenders in connection
with property acquisitions and re-financings.
Lawyers – We provide litigation
support to Law Firms involved in construction related claims. Services
may include case review, claim analysis, and expert witness testimony. Assessment
of specific cases and recommendation of expert witnesses is also
provided.
Contractors – We assist Contractor’s
with solutions to problems on individual projects and with general
evaluation and training.
